How should you read the free Polish land-price map?
Colour, popup, municipality ranking, voivodeship/county lists and municipality card use the same snapshot and cleaned local RCN median from the latest 12 months.
Cleaned transactions, not a valuation
The indicator includes undeveloped land with full 1/1 rights and an unambiguous free-market transaction; roads, shares, unallocated packages and mixed price/area scope are excluded. It is neither a typical building-parcel price nor an appraisal.
One price with transparent sample strength
Exact requires n ≥ 30, relative 95% CI width ≤ 0.50, coverage ≥ 0.80, and no anomaly/source gap. From 10 deeds we publish a band; at 1–9 an informational price without a position, and no deeds means no price — with no model fallback.
Check the parcel and its sources
After comparing a municipality, open its card or the parcel map, select the exact outline and generate a free report with visible sources and data-availability status.
Most and least expensive municipalities by RCN sales
Median undeveloped-land prices from notarial deeds in the Polish Real Estate Price Register (RCN) for 24.10.2025–24.10.2026. Only the 52 municipalities with at least 20 sales and a comparison price in the ranking are included. No model estimate is used here, so the numbers can differ from the Index colour on the map.
The order is indicative: many medians have a wide uncertainty range, so the ranking shows them in a price band rather than at an exact position. A median is not a valuation of a specific parcel. Municipality profiles are in Polish.
The price map shows what a square metre of undeveloped land costs in a typical sale in each of Poland’s 2,479 municipalities. Use it to compare local markets: check whether the municipality where you are looking for a plot is expensive or cheap compared with its region and the country before you compare individual listings.
Where the prices come from
The source is notarial-deed prices recorded in the Polish Real Estate Price Register (RCN), kept by county offices and published by the Head Office of Geodesy and Cartography (GUGiK). These are amounts actually paid by buyers, not asking prices. Only free-market sales of undeveloped land in which the buyer acquired full ownership are used. Roads, co-ownership shares, several plots sold for one combined price and deeds with an unclear price or area are excluded. Population and density come from the Statistics Poland Local Data Bank, and municipal boundaries from the national boundary register.
How to read the colour and the number
The default view shows the InfoGrunt Index: one price per municipality calculated with the same method everywhere. When a municipality has many sales of its own, the result relies mainly on them. When there are few deeds or none, the result is completed with prices from the eight most similar municipalities, and the popup label says whether the price comes mainly from sales, from sales completed by the model or only from comparable municipalities. The colours form one national scale, so the same shade means a similar price level in every voivodeship. The observed-transactions view shows only medians of deeds, with no model, and only for municipalities with local sales.
What the map does not tell you
A municipal median is not a parcel valuation or the price of a typical building plot. Agricultural, building and recreational land is sold in the same municipality, and prices can differ many times over. The map does not know the zoning, access or utilities of a specific parcel. Counties update the register at different speeds, so the latest sales may not be visible yet. A plot sold with construction already started is sometimes recorded as undeveloped land and inflates the result. A missing price means missing data, never zero.
What to do next
Compare municipalities in the ranking, open the profile of the one you are interested in and then check a specific parcel on the parcel map. The free report shows, among other things, the local plan, flood hazard, surroundings and nearby sales. Read the guides below before you sign anything.
