1. Operator and service scope
KrolTech Łukasz Król (sole proprietorship registered in Poland)Registered office and service address: ul. Korabnicka 66A, 32-050 Skawina
Electronic address: kontakt@infogrunt.pl
NIP: 9442232002
InfoGrunt is a free information and education tool about land in Poland. Core map and report functions require no account. An optional account supports features such as favourites and listings.
2. How content is produced
The product is not merely a passive display of official data. Results distinguish the following layers:
- Source data: documents, layers and records from institutions and named providers, including GUGiK/RCN, GUS, GIOŚ, ISOK, GUNB and OSM.
- Automated extraction: technical retrieval and reading of content, fields, geometry and metadata.
- Object classifications: assignment of source category, object type, availability, quality or significance.
- Derived data: distance calculations, spatial matching, aggregates, sample sizes and other InfoGrunt calculations.
- RCN statistics: medians, quartiles, confidence intervals, time windows, quality tiers and ranking.
- Automatically generated content: descriptions and summaries assembled from data and rules; source checking may still be required.
- Manual review: review of selected sources, contracts, errors and corrections. It does not mean every result is manually reviewed.
- Correction and quarantine: disputed, incomplete or contract-breaking data may be corrected, withdrawn or marked unavailable until a verified snapshot is issued.
- Estimate or unavailable information: an estimate is labelled as such; source unavailability remains visible and is not converted to zero.
“Official source” confirms the origin of a document or record, not the infallibility of InfoGrunt’s extraction, matching, classification or interpretation.
3. RCN, the two municipal price views and modelEstimate
The transaction ranking (“Observed transactions only”) uses only the Polish Register of Real Estate Prices, with the versioned method v5-full-right-free-market-scoped-price-12m and snapshot rcn-clean-20260904-2bb45b1a. It reports a statistic for a stated sample and period: an exact position requires at least 30 cleaned deeds and all quality gates, from 10 deeds we publish a comparison band, at 1–9 deeds the price is informational and carries no position, and a missing local price is never replaced by a model.
The InfoGrunt Index is the default view of the municipal ranking and the price map: an estimate for all 2,479 municipalities that combines cleaned local RCN observations with a model of eight comparable municipalities (method infogrunt-price-index-v1-knn8-log-shrink20; the dataset identifier is shown with the result). It is a model estimate, not a transaction median — without local data the whole price comes from the model. The price map and the ranking use the same index.
Neither view is a valuation report, an individual appraisal or a transaction recommendation.
modelEstimate is the technical name of an auxiliary field from earlier data versions. It is not the public ranking price, an RCN observation or a substitute for a transaction price; the public index price is the separate index_price field. Field names are labelled alongside the data.
4. Automated listings and other documents
An automatically obtained official listing is a summary and route to the document. Before making a decision, open the source document and verify the subject, price, dates, conditions, attachments and current status. An official label does not guarantee that extraction captured every qualification.
5. Corrections and change history
Report an error to the Operator with the link, description, date and source where possible. The report is checked against the source and data contract. A correction enters the next identified artifact/snapshot version; if certainty is lacking, the record may remain unavailable or be quarantined. The current RCN method and snapshot appear above and with ranking data. Technical release/version history records when a public artifact changed without publishing the reporter’s personal data.
6. Information limits
- InfoGrunt does not prepare valuation reports or provide legal, tax, construction or brokerage advice.
- A report does not replace the land register, official extracts/maps, an authority decision, utility-provider conditions or an on-site inspection.
- No result may mean missing data or source unavailability rather than absence of the phenomenon.
- Before a material decision, verify the named sources and use the appropriate professional.
These statements describe product boundaries. They do not exclude the Operator’s responsibility for extraction, classification, calculation, publication or correction actually performed by the product, or where exclusion would conflict with mandatory law.
7. Use rules and safeguards
Normal manual parcel checks are not limited. We may restrict automated traffic, safeguard bypass attempts, endpoint overload or conduct that threatens security. The random pw_fp security cookie is not used for analytics; removal and detail are in the Cookie Policy.
Disrupting the service, bypassing access controls, bulk retrieval contrary to source terms or law, and republishing InfoGrunt content in breach of Operator/provider rights are prohibited. Rights in source data remain with the relevant entities and follow the terms stated at source.
8. Ads, account and user listings
Ads may appear only with an actually active configuration and advertising consent. The account is voluntary. User listings follow the separate Listings Terms. Data privacy and deletion are described in the Privacy Policy.
Technical requirements and ending use
You need an internet connection and a current browser supporting HTTPS. The map and interactive report require JavaScript; an account requires an active email inbox and technical session cookies. Analytics or advertising consent is not a condition of use. Connection charges depend on your internet provider.
Use of free pages starts when you open them and ends when you close them. An account is created after you verify your email. You can end the account service in “My data” by requesting account deletion and confirming the email code. Related data is removed as described in the Privacy Policy, subject to retention required by law. Signing out ends the session but does not delete the account.
9. Contact, complaints and governing law
Send questions, complaints and data-error reports to the Operator’s electronic address in section 1. Provide only data needed to handle the matter.
Polish law governs these Terms. Court jurisdiction follows mandatory law, and these Terms do not restrict consumer rights.
In a complaint, identify the function or page, describe the problem, date and requested remedy, and provide a reply email. Do not send passwords or sign-in codes. We reply to that address after reviewing the matter. Statutory deadlines and consumer rights take precedence; we may ask for a missing detail needed to investigate.
10. Changes
A new version is published with its date and version number. A source, methodology or public-snapshot change is also identified with the relevant result.
